Applicants shall provide picture identification at the time of application. Before signing a rental agreement, anyone who is going to live in the home for more than fourteen days in a calendar year and who is an adult or emancipated minor must submit a completed application and pay a fee of $50.00 nonrefundable applicant screening charge.
Applicants are urged to review the screening criteria to determine if they can meet the requirements. Each applicant over 18 shall submit a completed application and pay the appropriate applicant screening charges. The application may be accepted or denied in up to ten days. Upon acceptance, the applicants may be required to complete the rental agreement and pay applicable fees and/or deposits within three days.
The combined income of all the applicants shall be 3.0 times the monthly rent amount, depending on the home/owner.
All sources of employment and non-employment income shall be legally obtained and verifiable. At the time of application, the applicant shall be obligated to provide proof of income through tax returns, investment reports or other financial data, pay stubs, or employer verification. The stability of the sources and the amount of income over the past five years may be considered.
The applicants shall provide the information necessary to verify their current and previous rental history for the past five years. Information obtained from those related by blood or marriage may require compliance with the variance policy. If the applicant's housing during the past five years has included home ownership, mortgage payment history shall be considered. If applying for a room, then roommate references will also be required.
Credit worthiness may be determined from a credit report, which should reflect prudent payment history. The applicant's history should be free of evictions, judgments, collections, and bankruptcies. If provided by the applicants, the owner/agent may consider a valid explanation.
Generally speaking, occupancy may not exceed two persons per bedroom. Smoking is permitted in approved areas only. Parking shall be limited to one to two vehicles per unit. Pets may or may not be permitted, depending on the owner/agent. The owner/agent shall allow aid animals or modifications to the unit/home necessary to assist those with disabilities.
Arrests and/or convictions may be evaluated. Any applicant whose occupancy could constitute a direct threat to other individuals' health and/or safety or could result in physical damage to the premises will be denied.
The behavior and demeanor of the applicants during the application process will be considered.
Any information that is incomplete, illegible, inaccurate, or falsified upon discovery by the agent or owner may be grounds for rejection or termination of the rental agreement.
There are four accepted payments for your rent. The first two checks and money orders must be paid directly to our office or by mail. Our third method lets you pay at your local 7-11, provided you get the UPC code from our office (*7-11 charges a service fee*). Our fourth and final way of paying lets you pay online. This service is free with a bank account, and a sliding fee is applied for debit and credit cards. Contact us for more information regarding this method of payment.
